How to do Roof repairs on low pitch tile roof - Valhalla

Introduction

Maintenance on tile roofs, whether they are hi-pitch or low pitch roofs, are an ongoing task and they need to be taken care of all the time. The sun bakes down on a tile roof and that contribute to the deterioration thereof and after a while leave openings for water to penetrate. Where there is damp accumulating mould will form and will lead to medical issues.

Description

The low pitch tile roof needs repair and some patch up of waterproofing. A few tiles were broken, more of them were cracked and overall tiles started to separate which will lead to water entering the roof.

Problem/situation

This frequently maintained property was dew for a makeover. Waterproofing must be patched up and replaced and a coat of fresh paint will seal it off and it will be good for another 5 years.

Possible outcome

If left alone the roof will perish, mould will grow and cause medical issues. Replacement of the roof and medical expenses are expensive.

Suggestion

It is highly recommended to stick to the maintenance schedule. What needs to be done now is to renew all waterproofing membranes and paint all surfaces.

Work that was done

Before any work can commence the roof needs to be cleaned by a high-pressure hose. If there is any defect not previously seen it will be exposed now. In any case, all dust and debris should be removed from the surface. Any cracked or loose membrane can now be removed and the surfaces are waterproofed again. Waterproofing of valleys, flashing and plumbers vents must be done thoroughly. A fresh layer of quality UV resistant paint will protect the waterproofing and the rest of the roof alike.

Result

With all flashing, plumbers' vents and valleys waterproofed with a membrane, damp forming inside the roof was restricted. The new paint not only protects the roof but adds to the aesthetics of the property.

Outcome

This maintenance contract was well-executed and ensure that the occupants are safe against the weather. The property is now well protected against the weather.

Tile roof explained

Introduction

Just like any rooftop covering, Roof tiles are designed mainly to keep out the rain.
Traditionally made from locally available materials (terracotta or slate), modern
materials (concrete and plastic) are more commonly used because of the cost factor.

Roof tiles are fixed to the roof structure by hanging/staging them and get fixed with nails.
Usually in parallel rows and with upper rows overlapping the lower allowing runoff.
A secondary reason is to cover the nails that hold the lower row.
Where pitches meet one finds roof tiles of special profiles and calls ridge, hip and valley tiles.
These can either be fixed in place with cement mortar or mechanically.

Aesthetics

Tiling has also been used as a protective weather cover and aesthetics for the sides of timber
frame buildings. They are hung to laths (a finishing mainly interior dividing walls and ceilings)
which are nailed to wall timbers. Tiles are then nailed to it via the same overlapping process.
Specially moulded tiles sometimes having a decorative pattern, will cover corners and jambs
(side posts or surfaces of a doorway).

Slate

Slate roof tiles, traditionally very popular in some areas where there was a source of supply,
is now less common because of the cost involved.

Photocells

A company called Tesla, Inc. developed tiles with photocells which, when attached to the roof
and connected, generates electricity to power the property.

Summary

Roof tiles come in many shapes and sizes and made from different materials.
Attached to the roof, it not only has a protective function but also adds to the aesthetic value.
Not being a cheap or easy material to work with makes it costly to install and maintain and is
more often used in an upmarket property. However if properly looked after it will serve you
well for years and is nice to observe.
