Tile roof maintenance and waterproofing Completed in Lynnwood Pretoria

Introduction

A tile roof not sealed off properly will let water in. The consequences are that damp will accumulate inside the roof, mould will grow and timber will rot.

Description

This was a tile roof waterproofing (maintenance and waterproofing) out of the book. The concrete roof tiles were cracked and broke on critical spots letting water to penetrate. Ridge mortar filling between ridge tiles was separating and signs of mould growth showing. No flashing was found where the chimney and roof meats valleys were not sealed with waterproofing. This typical concrete tile roof needed waterproofing badly.

Problem/situation

The roof lacked proper tile roof waterproofing, In fact no waterproofing except for the prescribed plastic layer underneath tiles was previously applied. This led to water entering the roof which may in addition to dust which gathers in the openings, lead to mold growth and timber rotting.

Possible outcome

With water entering the roof damp will form and stay inside for quite some time. Consequently mold will grow as well as the rotting of timber will occur. Needless to say that  it will lead to huge financial expenses to rectify. Then there is the medical expenses because of the unhygienic situation.

Suggestion to remedy the situation

Clean roof of all debris and dust with a high power hose. Replace all cracked and damaged tiles. Waterproof hips, valleys, ridges flashing and plungers vents. Paint with a high quality UV resistant paint.

Decision with customer/owner

An agreement with the owner was reached and work could commence.

Work done

First, the tile roof had to be cleaned of all debris and dust particles between tiles. All damage and cracked tiles were removed and replaced with new tiles. The valleys were carefully cut open and flashing as well as plumbers vents cleaned. Then the craftsmen waterproof all hips, valleys, ridges, flashing and plungers vents properly. A fresh coat of high-quality UV resistant paint finished the job.

Result

The weather played its role and we had no rain during the contracting period. With all maintenance (roof repairs) done and tile roof waterproofing done. Adding a fresh coat of paint applied, this tile roof is good to go for years to come.

Outcome

With tile roof waterproofing done the property is ready to withstand rainfall and the occupants can rest assured that they will be protected against the weather.
