Tile roof

Introduction


This tile roof in the south of Pretoria experienced huge damages because the water was
seeping in through the tiles causing the wooden structure (rafters, purlins and battens) to rot
and therefore fail. It meant that the tiles could not be held up and started to sag.

Description


Water, the biggest cause, after damage from termite and carpenter bees (insect attack), of
rotting wood of your roof structure. Here it was not different. Water seeped in between tiles
because of the lack of waterproofing material prevented it from happening. The rafters and
purlins were totally damaged in some places, so much so that the initial consultation report
suggested a total replacement of the structure. Only keeping rafters that were unaffected.
Something that the owner could not afford.


















Problem/situation

Here we have a situation where the origination roofer cut on costs by not installing the
prescribed insulation between the roof structure and the tiles by SAFINTA. At best insulation
usage under roof sheeting is recognised by roofers as a whole. Now as a result of no
insulation used under the roof sheeting, water had the chance to enter the roof and damage
the structure.

Possible outcome 


The roof structure is compromised because of water damage. At best the roof might withstand
the downforce caused by the tiles for another month or two. Then the roof will sag even more, allowing even more water to enter. Now we are compromising ceilings and electrical connections in the attic. What little mould there is now will multiply much fold and cause health issues. the sagging roof, when collapsing can injure or kill whoever was underneath it at the time. The financial consequences can be way more than the replacement of a complete roof.

Suggestion to remedy the situation


Not worth standing the condition of the roof structure the fact that the owner is not in the
position to replace the entire roof or only the damaged part it was suggested that it be
strengthened. That is, strengthening the damaged parts and leaving the good parts as is. We
strongly recommend that waterproofing must be installed in order to prevent water damage in
the future for as far as possible.

The decision of customer/owner



The owner opted to strengthen the roof structure and replacing broken and badly damaged
tiles. As far as waterproofing the roof, it was not financially possible.

Work done 


Starting with the lifting of the tiles we had to be very careful not to break any because we were
on a very tight budget. Moving tiles to another part of the roof we were able to start the
strengthening process. This is done by bolting another length of rafter next to the original while
purlins and battens are replaced entirely.

After all rotten and damaged wood was either strengthened or replaced the tiles was carefully

staged, replacing the damaged ones. Now the roof was waterproofed with a membrane
(especially flashing and plumbers vents) and painted.

Result

The roof is now stabilised and there will be no danger of it collapsing on its owner. Tremco is
so confident of the workmanship of its workforce it is now guaranteed for a period of five years.

Replacing the tiles











Outcome 


The roof structure was strengthened, all flashing and plumbers vents sealed with membrane and tiles
waterproofed with a fresh coat of waterproofing paint. The roof is now strong enough to withstand the
weather and has a new aesthetic look of which the owner is very proud of.





All and all, another proudly finished contract by Tremco.
